Coast provides its clients and property supervisors with the

Legal Department. The president of Coast is
the managing partner of Michael T. Chulak & Associates, A Law Corporation, which is
a real estate and homeowner association law firm consisting of several attorneys and support
staff. The expertise of the firm's attorneys is readily available to our
Property Supervisors and support staff. Michael T. Chulak & Associates, A Law Corporation provides
legal updates and regular training in all relevant areas.

Collection Department. Coast has an in-house
collection department and is affiliated with Pacific Recovery Services
which is a full-service, attorney supervised collection firm that provides collection
services to clients throughout California. We have state of
the art skip tracing and asset search capabilities covering the entire
United States.

General Support Staff. Property Supervisors
with CoastManagement.net are provided with Property Management Assistants who
provide important support as well as backup.

Construction Consulting. While Coast provides
no maintenance or general contracting services, it has an experienced
general contractor on staff to provide advice in dealing with construction
issues and with third party contractors. This advice has saved our clients
thousands of dollars.

Accounting Department. In addition to
providing clear and concise monthly financial reports, Coast provides its
clients with annual budgets and high quality reserve studies. Coast can
also provide accounting services for construction projects which include
processing all vouchers and lien releases.

Homeowner Association Loans. Through an affiliate,
Coast can provide loans to homeowner associations from $25,000 to $50,000.

Certified Property ManagerŪ. CoastManagement.net
has a Certified Property ManagerŪ on staff with more than thirty
years of experience managing properties of every size and
type. The CPMŪ designation is considered the highest level of achievement
available for property managers.

Training Sessions. Coast conducts regular
training sessions covering relevant legal matters, construction and
maintenance topics, insurance matters and overall company policies and
procedures designed to achieve our clients' goals. These training sessions
are provided by attorneys, a general contractor and a Certified Property
ManagerŪ.

Property Supervisor for
Associations
This important position requires the ability to
make a high volume of correct management decisions concerning our clients
and the properties we manage for them. The position requires a person who
is detail-oriented and highly organized. You must be able to attend
evening meetings once or twice each week and must have a reliable
automobile. You must also have strong computer skills.

Property Management Assistant
This
person will provide assistance to one or more Property Supervisors. You
must have extensive computer experience, excellent typing and
communication skills, and fully appreciate the importance of delivering
consistent, quality service to our clients.

Commercial Leasing Agent
This
position requires a real estate license, excellent oral and written
communication skills, and a highly creative mind. We offer high
commissions and complete support, including in-house legal counsel to
assist in closing transactions.
